Owned versus rented inventory, three pricing models, the licensing line, and selling to listing agents.

What this business takes

No occupation-specific state license was identified for staging alone, but one hard boundary remains: staging a home is not selling or marketing it. Cross into advising on price or negotiating and you may be doing licensed real estate work.

The work behind the launch

  1. Choose owned or rented inventory

    Consultation only needs nothing. Full staging needs inventory, storage and a truck. Occupied-home restyling sits in between and is the fastest way in.

  2. Build the company

    Entity, EIN, banking, insurance covering property in your care, inventory tracking, storage, and a condition record for every piece that leaves the warehouse.

  3. Price three ways

    A flat consultation fee, a staging fee plus monthly rental on the inventory, and a de-stage fee. The monthly rental is where the money actually is.

  4. Sell to agents, not sellers
